Boilers / Boiler Repair
— Common Boiler Problems
Boilers, hydronic systems and radiators tend to fail in predictable ways. These are the issues we're most often called out to across the GTA.
Boiler won't fire, the burner locks out or the system won't respond to a call for heat.
Water pooling under the boiler, dripping fittings or a weeping relief valve.
System pressure too low, too high or bouncing around during operation.
Noisy, seized or short-cycling pumps that leave zones cold or uneven.
Zones that won't open, won't close or heat only when other zones are calling.
Waterlogged or failed expansion tanks causing pressure swings and relief-valve discharge.
Gurgling radiators, cold spots at the top of rads and noisy pipework.
Cold radiators, cool tops, sticking valves or noisy baseboards on a call for heat.
Failed ignitors, dirty flame sensors and repeated lockouts on start-up.
Modern condensing boilers throwing fault codes we translate and resolve properly.
— Our Diagnostic Process
Boiler and hydronic work rewards patience. Every service call follows the same steady process — whether the fault is a single valve or something more involved.
A careful visual review of the boiler, near-boiler piping, expansion tank, pumps, valves and controls.
Pressure, temperature, combustion and electrical measurements to isolate the true source of the fault.
A clear, plain-language explanation of what's happening in your hydronic system and why.
Honest options — including doing nothing when appropriate — with the trade-offs of each explained.
Written pricing before any work begins. No surprises when the invoice arrives.
System refilled, purged of air, pressure set correctly and combustion re-checked before we leave.
— Why Homeowners Choose Proper HVAC
Comfortable with cast iron, condensing, combi, radiator, baseboard and radiant systems.
Straightforward explanations before, during and after every visit.
Repairs completed properly the first time and verified before we leave.
Boot covers, drop cloths and tidy mechanical rooms — always.
We fix what can be fixed and only recommend replacement when it's genuinely the better choice.
The work your boiler actually needs — nothing added, nothing exaggerated.
— Repair vs Replacement
Most boilers should be repaired, not replaced. Eventually, though, a new high-efficiency boiler becomes the better long-term investment. Here's how we think about it.
— Repair usually makes sense when
— Replacement may be the better investment when
— FAQ
What Toronto homeowners ask us most often about boiler and hydronic repairs.
Still not sure? Contact us and we'll help you decide the right next step.
No heat can be caused by low system pressure, a failed ignitor or flame sensor, a stuck zone valve, a seized circulator pump or a control fault. A technician can identify the exact cause and confirm whether it's a quick fix or something more involved.
Leaks typically come from a weeping relief valve responding to over-pressure, a failed pump seal, a corroded fitting or, in older systems, the boiler section itself. Shut the system off if the leak is significant and give us a call.
Falling pressure usually indicates a small leak somewhere in the system, a waterlogged expansion tank or a failing auto-fill valve. It's worth diagnosing early — chronic low pressure can lead to lockouts and premature wear.
High pressure is often caused by a waterlogged expansion tank, a stuck auto-fill valve or a domestic hot water coil leaking into the heating loop. The relief valve should protect the system, but the root cause still needs to be addressed.
Cold tops on radiators almost always mean trapped air. Bleeding the radiators helps, but if air keeps returning there's usually a bigger issue — a failing air separator, low pressure or a leak drawing air into the system.
Modern condensing and combi boilers display fault codes for ignition failures, over-temperature conditions, sensor problems and more. We'll translate the code, identify the underlying cause and correct it — not just reset the boiler.
It depends on the age of the equipment, the nature of the repair and its overall reliability. Boilers in the 15–20+ year range with a significant repair on the horizon are often better replaced with a modern high-efficiency unit.
Yes. Our technicians regularly service older cast iron and mid-efficiency boilers across Toronto. Where a repair is safe, sensible and cost-effective, we'll do it. Where it isn't, we'll say so clearly.
Yes. We service the full hydronic loop — from the boiler through the pumps, zone valves, expansion tank and manifolds out to your radiators, baseboards and in-floor radiant zones.
Proper HVAC provides boiler and hydronic repair for homeowners throughout Toronto and the Greater Toronto Area, including Etobicoke, North York, Scarborough, York, Vaughan, Richmond Hill, Markham, Mississauga, Oakville and Brampton.
